Modular Construction

More and more often, our clients are finding themselves facing the need for rapid expansion projects.

Over the years, Spillman Farmer has become a thought leader on modular, prefabricated, and off-site construction. We are pushing the boundaries of what “modular construction” can be; the stigma of mass-produced, machine-made boxes has been shattered. We work with craftsmen on site and in the warehouse to ensure high-quality, permanent constructions that achieve the desired aesthetic on timelines that are unmatched by traditional construction practices.

More and more often, our clients are finding themselves facing the need for rapid expansion projects. Perhaps the increasing enrollment at a college calls for an immediate increase in campus housing, or the introduction of new products or services requires an increase in office, manufacturing, or warehouse space. Regardless of the cause, when an immediate need arises, traditional construction methods can often be too costly or time consuming. Clients are then left searching for new delivery methods…

Clients are then left searching for new delivery methods that can accommodate their needs.

Off-site construction, or modular construction, is a time-tested method of project delivery. Over the last decade, Spillman Farmer has become a thought leader on modular, prefabricated, and off-site construction.

This delivery method works well for many clients because of:

  • SPEED & TIMING – off-site construction allows projects to be completed quickly and efficiently – sometimes reducing construction times by up to 50 percent. This is because off-site construction happens remotely in a temperature- and weather-controlled environment, in advance of land development approvals and site work.
  • COST – off-site construction tends to be less costly as well, because it allows clients to reduce labor costs and fees, and sometimes even increase a building’s overall revenue through speedier student or tenant occupancy.
  • CHOICE & FLEXIBILITY – There’s no limitation to design with off-site construction methods. We understand how to leverage these methods and materials to achieve our client’s unique design goals. Furthermore, because of the buildings’ modular nature, they can be added to or renovated with ease.
  • CONVENIENCE – Modular construction methods minimize aural and visual disruptions to the project site and can be assembled on-site in as little as one day! Construction zones are a safety concern and sometimes even a major eyesore. Off-site construction can dramatically increase a project site’s air quality, reduce noise pollution, and create a safer work environment for the project team.
  • AESTHETICS – Completed modular construction projects can also be an aesthetic asset to a campus (educational or corporate) that has specific design or branding standards. The consistency of modular construction ensures high-quality craftsmanship aligned with the original design intent. Sometimes, a mix of off-site construction and on-site finishing touches is the right choice for getting the exact look a client requires.

Spillman Farmer’s explorations of off-site construction techniques encompass more than 20 percent of our new student housing projects. Our proven track record with these kinds of projects is a testament to our commitment to our clients; we continue to pursue fast-track, tightly scheduled projects because we know we can deliver.
